Why the engineering range is so wide

Three factors move it:

  • Whether the product already has engineering. If the manufacturer holds calculations at your city's design wind speed, the engineer only confirms your site conditions and signs a letter. If not, the whole analysis is built from scratch.
  • Whether the existing engineering matches your city. A package calculated at 95 mph does not cover a 110 mph requirement, and a package for Exposure C does not cover a coastal Exposure D address. A mismatch means a delta calculation, typically $800 to $1,800.
  • Whether the foundation is included. Many manufacturer packages cover the frame and explicitly exclude foundations and anchorage — which is exactly what plan check checks hardest. Adding a site foundation design is most of the cost.
